Me vs. the MarketSince I rolled out this challenge last month I’ve had a lot of questions on what these stats really mean. I’ll try to provide better definitions but feel free to ask questions! I also try to post weekly market stats on FB & Twitter.
Me (What I’ve done this year)
23 sales (buyers & sellers)
6 referrals (referred to other agents)
This is my 7th year in business
Last month I had 25 listings for sale
Currently I have 23 listings for sale
List Price to Actual Sale Price 94.01%
Oct Sold Ave Days on Market = 145
Sept Sold Ave Days on Market = 115
As of Oct Ave Sale Price $131,500
As of Sept Ave Sale Price $131,500
Vs.
The Market (the ave. Realtor in USA)
7 sales per year (buyer & seller)
76% of Realtors in business 6+ years
23% have 1-5 years in business
1% have been in business less than yr
In the Ames Market
List Price to Actual Sale Price = 96.37%
List Price to Actual Sale Price = 95.64%
Oct Sold Ave Days on Market = 112
Sept Sold Ave Days on Market = 113
Oct Sold Ave Sale Price = $141,581
Sept Sold Ave Sale Price = $143,206
804 Listings for sale
What do these stats mean? The average sale price dropped nearly $2,000. Not a lot but it does say to me that prices are coming down a little, not surprising this time of year. Ave days on market is down one day and the list price to sale price ratio is up nearly a percent. To me these signal that list prices are getting more realistic.
